Toilet Tank Repair

Avoiding simple Toilet Tank repair is the biggest cause of wasting water and higher water bills of any appliance in your home.

The three main parts of the Toilet Tank are replaceable including the Fill Valve (large Float Ball on older toilets), the Toilet Flapper and the Handle or Trip Lever.

Water will continue running into the toilet tank, even when the tank is full, IF your Fill Valve needs replaced.

The biggest culprit is the flapper when the toilet is always running but no water is leaving the tank. Recently at a client's home, I inspected the flapper (made of rubber and over time will deteriorate being constantly in water) had no rubber left on the bottom where it meets the ring or the flush valve! The leak had to be running for a long time. I told my customer that she would probably be seeing a big savings in her water bill after I put installed the replacement!

The Flapper and Flush Valve get used every time we flush. The rubber seal has to close firmly on the plastic ring or it leaks. Hard water and calcium building up on the ring cause minor leaks that eventually become steady leaks and deterioration. That is why I suggest a soft rubber Flapper like the Korky Brand rather that the hard plastic ring with the rubber bottom. The flexibility of the Korky makes it last longer.

The single piece Fills such as the one in the video are better that the old type with the Ball. Why? Less space is taken up, it's easier to adjust for water fill and, there's no diaphragm to go bad. Home Depot and other stores have a packaged unit that has the Fill and Flapper for about $12.
